The assessed value (or assessment) is the value of property to be used for local taxation, as determined by the Assessors in accordance with Massachusetts General Laws and regulations set forth by the Commissioner of Revenue. Assessed valued in Massachusetts are based on full and fair cash value or 100% of fair market.

The Assessors do not determine taxes. The municipality itself determines the level of property taxation through Town Meeting action. Similarly, the Assessors do not decide who is entitled to relief on their property tax bills through statutory exemptions; rather it is established by state law.

Cohasset issues QUARTERLY real estate tax bills

IMPORTANT DATES FOR COHASSET PROPERTY OWNERS

July 1st - The fiscal year beings. This is the qualifications date for all statutory exemptions. The first and second quarter preliminary tax bills are mailed by July 1st and are due on August 1st and November 1st .

December 31st - The actual tax bills are mailed by December 31st and are due on February 1st and May 3rd.

The Assessors' Office accepts Applications for Abatement of Real Property Tax or Personal Property Tax through February 1st each year. If February 1st falls on a weekend the deadline is the following Monday.
